Q:Is Playa del Carmen really safe?
A:Yes — in fact, according to international data, Playa is perceived as safer than Miami, Los Angeles, and even Toronto. Plus, a dedicated tourist police force has been in place since 2025 to protect visitors.
Q:Can foreigners really buy property in Mexico?
A:Absolutely. Mexican law lets you buy legally, including in the coastal zone. It’s done through a bank trust (fideicomiso). In practice, you have the same rights as a Mexican owner. It’s a process I walk you through at every step.
Q:How much do closing costs run in Mexico?
A:On average, budget about 6–8% of the purchase price for notary fees, registration, and taxes. Good news: there’s no land transfer tax like Canada’s welcome tax. Many of my clients are pleasantly surprised that the final bill is often lighter than they expected.
Q:Can I finance my purchase with a Mexican bank?
A:Mexican banks typically lend at high interest rates (around 14%), and requirements stay fairly strict. That’s why most of my clients use financing from Canada or private lending. I can point you toward the most realistic option for your situation.
Q:Am I allowed to rent out my property once I buy?
A:Yes, of course. Unlike some regions in Canada where special permits are required, here you can put your condo on the market for short- or long-term rent without issue. That’s one reason the investment is so attractive.
Q:What happens if I want to resell in five years?
A:That’s exactly why I work hand in hand with clients on strategic location. The right location is what separates a condo that sits on the market from one that resells quickly with solid appreciation. I always take time to review areas with the strongest growth outlook.
Q:Is there a difference between investing in Playa, Tulum, or Cancún?
A:Yes — each city has its own character and lifestyle. Playa is vibrant and international, Tulum leans more bohemian and eco-minded, and Cancún remains a major urban and tourist hub. Again, it depends on the experience you’re looking for. My job is to help you clarify that so your investment fits both your portfolio and how you want to live.
Q:How do I know if a development is reliable or risky?
A:That’s the essential question. I never rely on a brochure or a sales pitch. I dig in: how many projects has this developer actually delivered? On what timeline? How’s the finish quality? I speak with past buyers, visit completed projects, and look at the company’s financial strength. Doing that due diligence is my role so you can move ahead with full confidence.
Q:Is the Playa del Carmen market growing or already saturated?
A:Playa has been expanding strongly for years, and the trend has held. Every year new projects break ground, but international demand keeps pace — and often outpaces supply. That’s why investors continue to do very well here.
